Murray

Murray Dalfen is the Chairman of Dalfen Industrial. Murray has held both the Chairman and Chief Executive Officer position from 1992 through 2022, and together with Sean Dalfen, is responsible for the leadership and oversight of the firm. Under Murray and Sean’s leadership, Dalfen Industrial has successfully managed six real estate funds, which have owned, operated, and developed 44 million square feet of commercial property located in North America. Murray Dalfen began his career at Dalfen’s Limited, a family-apparel retail chain, and in 1992, Murray transitioned the direction of Dalfen’s Limited to focus exclusively on commercial real estate. In 2007, he organized the profitable sale of millions of dollars of commercial property ahead of the Great Recession. Since then, Murray and Sean have transitioned the company to focus exclusively on U.S. Last Mile industrial property.
Murray is a philanthropist and has also assumed a leadership role in many community organizations. Murray was named one of the winners of Ernst & Young Entrepreneur of the Year 2017 Quebec.

Sean Dalfen is the President and Chief Executive Officer of Dalfen Industrial and leads the firm’s investment committees and management committees across its platforms. Under Sean’s leadership, Dalfen Industrial’s portfolio has grown to over 50 million square feet of industrial properties from coast to coast, making it one of the nation’s largest owners and developers of industrial real estate and a leader in the last mile sector. Over his career, Sean has transacted on an excess of $10 billion USD. Prior to Dalfen Industrial, Sean worked at NAI Commercial as an Investment Sales Broker where he was one of the company’s Top 10 producers in Canada.
Sean is involved in a variety of philanthropic activities, sits on the boards of multiple charitable organizations and is a frequent speaker and panelist at private equity & commercial real estate industry events. Sean studied Psychology and Finance at Tel Aviv University’s Lowy School and McGill University.

Fred Tkalec is the Chief Financial Officer of Dalfen Industrial. He is responsible for overseeing the firm’s accounting, compliance, reporting, and financing operations. He has extensive experience in securing debt and raising equity capital, transacting in the real estate market, investor relations, and risk management. Fred has facilitated in excess of $7 billion of dispositions and financing of acquisitions. Prior to joining Dalfen, Fred was a Senior Manager with Pricewaterhouse Coopers.
Fred earned a Bachelor of Commerce from McGill University and the Chartered Professional Accountancy Designation (CPA).

Max Gagliardi is Dalfen’s Chief Investment Officer responsible for the firm’s investment strategies. He is also responsible for the strategic and tactical leadership of the firm’s investment portfolios, capital markets, and fund and deal structuring activities. Prior to his current responsibilities, he held senior leadership positions on the firm’s Capital Markets and Investment teams. Since joining Dalfen, he has underwritten, managed, and closed industrial transactions in excess of $7 billion across North America. Prior to joining Dalfen, Max served as a Research Analyst at Otera Capital, the real estate finance arm of the Caisse de dépôt et placement du Québec (CDPQ).
Max earned a Bachelor of Commerce degree in Economics and Finance from McGill University and is a CFA charterholder. He is an active member of NAIOP and the Mortgage Bankers Association.

Alex Steele is the Senior Managing Director of Dalfen Industrial and part of the team designing and managing the Dalfen Industrial Open-Ended Fund. He is responsible for building the capital raise, solution development, marketing and operations of the fund. Prior to being with Dalfen Industrial, Alex Steele was the Head of Sales, managing a team that raised over $1 Billion in Private Equity Real Estate. In 2023, the team Alex commanded was number one nationally in Canada.
Alex Steele completed his Executive Masters in Financial Services at the Luxembourg School of Business. Finishing top of his class, he has been granted the first Fellowship for the school.

Michael Lindblad is the Head of Sales Toronto for Dalfen Industrial focusing on the launch of the Dalfen Industrial Real Estate Income Fund and building a team across Canada to deliver growth. Michael is an experienced industry professional with over 30 years in the wealth management industry working closely with advisors, portfolio managers, family offices and internal team members. His career has focused on raising capital and supporting allocators with their portfolio construction, client experience and marketing activities. Michael started his career in the mid 90’s and has represented a variety of asset managers offering both traditional and alternative asset classes.
Michael is a graduate of The University of Toronto with a Bachelor of Commerce and completed the specialist program in commerce and finance.

Shelly Drakes is the Executive Vice President and Head of Property Management at Dalfen Industrial. She is responsible for overseeing all property management initiatives, day-to-day operations of each property, lease negotiations, tenant satisfaction, and vendor management. Prior to joining Dalfen, Shelly handled management and leasing at Prentiss Properties (now PM Realty).
Shelly earned a Master of Science degree in Construction Management from the Florida International University School of Engineering and a Bachelor’s Degree in Business and Anthropology from Rollins College. She is also a member of NAIOP, BOMA and CREW, in addition to being active in several charitable organizations.

Michael Cohen is Dalfen Industrial’s Head of Acquisitions and is responsible for capital deployment and dispositions across the United States. Mike has over 20 years of experience and has completed over $5 billion in industrial and office real estate transactions. Prior to joining Dalfen, Mike was a Senior Vice President of Investments with Liberty Property Trust (NYSE: LPT), where he was responsible for overseeing transactions throughout the East Coast and managing a nine million square foot industrial portfolio in New Jersey. Prior to Liberty Property Trust, Mike worked in finance roles for Toll Brothers, Cushman & Wakefield, and Goldman Sachs.
Mike received his MBA in Real Estate and Finance from The Wharton School and his BA in Mathematical Methods in the Social Sciences and Economics from Northwestern University.

Mariam Ghoul is the Director of HR & Operations of Dalfen Industrial. She provides recommendations to management on strategic staffing plans, compensation, benefits, training and development. She also manages resource allocation including liaising with departmental heads to develop, revise and implement operational processes and monitors day-to-day activities to ensure progress on strategic goals. Prior to her current role, Mariam held different positions with Dalfen, including Asset Management Real Estate Associate and Acquisitions Coordinator.
Mariam earned a Bachelor of Arts Degree in Political Science from Mount Saint Vincent University and a Graduate Diploma in Business Management from McGill University.

Joseph Walker is the General Counsel and Chief Compliance Officer of Dalfen Industrial and is responsible for all legal and compliance matters. He has experience in real estate investment management and private equity since 2014. Prior to joining Dalfen, Joseph worked in private legal practice at Ballard Spahr LLP and Kirkland & Ellis LLP, where he advised private equity fund sponsors and real estate developers. He also served as Senior Corporate Counsel at Bridge Investment Group. In this role, he was responsible for the negotiation of joint venture agreements representing in excess of $1 billion in investor capital and formation of commercial office, seniors housing, and commercial real estate-backed fixed income funds.
Joseph received his Bachelor of Science and Master of Accountancy with an emphasis in Taxation from the Marriott School of Management at Brigham Young University and his Juris Doctor from the J. Reuben Clark Law School at Brigham Young University.

Christine Choi Moore is Dalfen Industrial’s Head of Leasing and is responsible for the oversight of leasing across the United States. Christine has over 18 years of industry experience and has completed over $3 billion of industrial and office leasing transactions throughout her career. Prior to joining Dalfen, Christine was Director of Asset Management, Midwest Region at Manulife Investment Management for nearly ten years. She was responsible for the development and execution of the regional portfolio strategy, asset initiatives (including the oversight of large-scale capital projects and redevelopments), leasing and overall performance of the Midwest office and industrial portfolio. Prior to Manulife, Christine was Vice President – Industrial Brokerage at Avison Young and worked in corporate marketing at First Industrial Realty Trust.
Christine is active in several industry organizations, including being the Founder, Past President and current Advisory Council member of IWIRE Chicago, the current treasurer and board member of COLBA Chicago, current member and past board officer for the Chicago Chapter of NAIOP, past president of the Chicago Chapter of CSCMP, and a current member of the national IOPC (Industrial and Office Product Council) for ULI. Christine graduated with a Bachelor of Science from Northwestern University and remains very involved with the university.

Chris Segrest is the Regional Senior Vice President for Dalfen Industrial’s Southeast region, overseeing Florida, Georgia, the Carolinas and Tennessee. He is responsible for the acquisitions, development, capital deployment strategies, and oversees the operational aspects in this region. With over 25 years of experience in the industry, Chris held key positions at EastGroup Properties (NYSE: EGP), including Managing Director of Florida. He also served as an Assistant Controller, Senior Asset Manager and VP of Acquisitions and Development. At EGP, he managed a 15 million square foot portfolio in Florida and facilitated acquisitions over $3 billion in the Southeast region.
Chris holds a Bachelors and Master of Accountancy from the University of Missisippi. Chris is also actively involved in the real estate community, serving on the Advisory Board for the University of Florida’s Master of Science in Real Estate program and as a founding member of Florida Industrial Product Council for ULI.

Richard Weiss is the Regional Senior Vice President for Dalfen Industrial’s West region. He is responsible for the acquisitions, development, capital deployment strategies, and oversees the operational aspects in this region. Rich has over 15 years of experience in the industry, most recently serving as a Principal at Investcorp. Rich spent over eight years at Investcorp and was responsible for the sourcing and closing of transactions in excess of $3.5 billion across various geographies and product types. Prior to Investcorp, Rich spent two years as a Vice President in the Institutional Investment Sales Group of CBRE in New York, NY, and four years at Clarion Partners in Washington, DC and New York, NY.
Rich received a BBA in Finance from the University of Miami, Florida.

Wesley Alderfer is the Property Manager for Dalfen Industrial’s Northeast Region. He is responsible for the oversight of operations and tenant relationships for current properties and those being turned over from development. Most recently, Wesley was the Senior Property Manager for Velocity Venture Partners where he managed over 2 million square feet in Pennsylvania. Wesley has also held positions with Tishman Speyer and Workspace Property Trust.
Wesley graduated from Temple University with a BBA in Real Estate and earned his CPM designation from the Institute of Real Estate Management.

Matt Anderson is a Senior Development Manager for Dalfen Industrial focused on West Coast markets. He brings over 14 years of experience working in the commercial real estate industry where he has the led development of over 4.5 million square feet of industrial, cold storage, office, and retail product types.

Prior to joining Dalfen, Clifford was an Assistant Vice President for Link Logistics’ Financial Planning & Analysis (FP&A) team where he was responsible for finance and reporting for one of the company’s three primary business units. He was responsible for delivering KPI insights and commentary to company stakeholders and managing the annual and quarterly budget process for Link’s East region and JV portfolio. Prior to FP&A, Clifford was an Asset Manager for Link and worked on the FP&A team at Global Logistics Properties.

Noel Harris is the Senior Property Manager for Dalfen Industrial’s North Texas region. She is responsible for the day-to-day management of the North Texas portfolio, including oversight of operations and tenant relationships for current properties and those being turned over from development. Noel relocated to the Dallas area in 2014 and comes to us with over 30 years of experience in both the industrial and retail sectors. Most recently, Noel was the Regional Manager for Mapletree US Management, LLC where she managed over 13.5 million square feet across Texas, Tennessee and Mississippi.
She is a member of Toastmasters and volunteers with the United Way and Dress For Success.

Keith Hontz is Dalfen Industrial’s Market Officer for Dalfen’s northeast region. He is responsible for acquisition, development, leasing and capital deployment strategies, as well as oversees the operational aspects in this region. Keith comes to Dalfen with over 13 years of experience and has worked on over $1.6 billion of real estate transactions in addition to leasing over 5 million square feet throughout his career. Prior to joining Dalfen, Keith was a Vice President with Equus Capital Partners, and oversaw a portfolio of nearly 7 million square feet of industrial, office, retail and hospitality properties from New Jersey through Tennessee, inclusive of capital deployment, leasing, and portfolio management responsibilities. Prior to Equus Capital Partners, Keith held various acquisitions and asset management roles focused on industrial properties at Clarion Partners in both New York and Atlanta.
Keith received BBA with a concentration in finance with a minor in legal studies from Bloomsburg University of Pennsylvania and is a Chartered Financial Analyst.

Geoff Kase is the Senior Development Manager for Dalfen Industrial’s Northeastern U.S. region. His responsibilities include managing due diligence, acquisitions, design, entitlements, capital improvements, TI Projects and construction management. Geoff has over 30 years of experience managing developing and building over 15 million square feet of industrial, retail, pharmaceutical and office buildings nationally.
Geoff is a licensed professional engineer in the state of Pennsylvania and a Civil Engineering graduate of Penn State University.

Stefan Kelley is an Asset Manager for Dalfen Industrial’s Northeastern U.S. region. Prior to joining Dalfen, Stefan headed the Capital Markets vertical at Velocity Venture Partners. His prior experience includes acquisition roles at industrial real estate investors/developers Entrada Partners, North Palisade Partners, and Caprock Partners. Stefan began his career as a consultant at FTI Consulting in Los Angeles.
Stefan received his undergraduate degree from Vanderbilt University and a Masters in Real Estate from University of Denver.

Prior to joining Dalfen, Latha was a Vice President on the asset management team at Northwood Investors for the mixed-use portfolio. Latha has over 10 years of diverse experience, across multiple commercial real estate disciplines, including acquisitions, asset management, portfolio management, FP&A and valuation.

Tim Kraftson is Vice President of Development Management for Dalfen Industrial. He is responsible for managing the execution of Dalfen’s development functions including due diligence, entitlement, design, and construction. Prior to joining Dalfen, Tim worked at a build-to-suit developer and led the entitlement and construction processes for all developments across the country. Prior to that, Tim worked as a commercial construction Project Manager for multiple General Contractors in the DFW area.

Prior to his current responsibilities, Aaron oversaw financial modeling, analytical tool development, report automation, and market research. Before joining Dalfen, Aaron served as an investment associate at FCM Investments, where he helped manage over $300 million in investment portfolios.

Joyce Meinerding is a Senior Property Manager for Dalfen Industrial’s Midwestern U.S. region. She is responsible for day-to-day management of Dalfen’s Ohio, Illinois, Kentucky, and Minnesota portfolio, including oversight of operations and tenant relationships for current properties and those being turned over from development. She is also responsible for the training and onboarding of new team members. Prior to joining Dalfen, Joyce spent 27 years as a Property Manager with Mercantile Center, a property management firm in Cincinnati, where she oversaw the day-to-day operations of 270,000 square feet of industrial properties.
Joyce attended Xavier University and studied Business Management. She also carries a commercial real estate license in Ohio and is studying to become licensed in Kentucky.

Prior to Invitation Homes, Eli worked at TIAA in several institutional roles.
Eli earned his MBA in Finance at The University of Chicago Booth School of Business and earned his BBA in Finance from Texas A&M University.

Will Smyrk is Dalfen Industrial’s Investment Associate for the Southeast U.S. region. He is responsible for underwriting, deal sourcing, leasing, due diligence, and capital deployment strategies for both industrial real estate and industrial outdoor storage in the Southeast. Prior to joining Dalfen, Will was an Investment Banking Associate at RBC Capital Markets in New York City. At RBC, Will advised and executed on ~$7 billion of closed M&A and ~$20 billion in Debt / Equity transaction volume.

He is responsible for the oversight of operations and tenant relationships for properties in California, Utah, and Washington and those being turned over from development. Most recently, Jayson was the Property Manager for JLL where he assisted in managing over 5.5 million square feet of office and industrial real estate. Jayson has a proven track record of success in managing large portfolios of industrial and office properties.
Jayson graduated from the University of California, Chico with a Bachelor of Arts focused in Finance and a Master’s in Business Administration.

Matthew Wales is the Fund Operations Manager at Dalfen Industrial. In this role Matthew is responsible for working with external partners, and investors to ensure operational compliance and integrity is maintained. Prior to joining Dalfen, Matthew gained over 18 years’ experience in alternative investments as a director for private equity and hedge funds with SS&C Technologies.
Matthew holds an Honors Bachelor of Business Administration degree from Sir Wilfrid Laurier University.

Matthew Wedell is the Property Manager for Dalfen Industrial’s West Region including Phoenix Metro, Las Vegas Metro, and Colorado. He is responsible for the oversight of operations and tenant relationships for current properties and those being turned over from development. Matthew has been a property manager for over 15 years in Colorado, and moved over to Industrial Property Management from Residential Property Management. Matthew previously specialized in low-income housing including Section 8, LIHTC, and multi-family, including owning and managing his own properties.
Matthew graduated from Colorado State University with a Bachelor of Arts in Communication.
