Manufacturer leases 96,000 square feet at Midpoint Logistics Center
Dalfen Industrial has signed its first tenant at a newly built logistics center in Hialeah, Miami-Dade County’s second-biggest city.
The Dallas-based industrial development company announced that it has added HVAC equipment company Cooper & Hunter, under the nameComfortside, to the recently completed
Midpoint Logistics Center. The tenant will occupy a 96,000-square-foot space out of the 300,000 square feet available at the industrial location.
“We have been searching and previewing 100,000-square-foot facilities for months and decided that the Midpoint Logistics warehouse location would best serve our business needs for storage and distribution,” said Yanni Gordo, vice president of operations for Comfortside, in a press release.
Cushman & Wakefield’s Wayne Ramoski, Skylar Stein and Ivana Leitner Perez negotiated the lease on behalf of the owner. Cooper & Hunter was represented by Cook Commercial Realty. Located at 11250 W. 36th Ave., the property is less than two miles from the Florida Turnpike and Interstate 75. Miami International Airport is just under 11 miles from the logistics center, while Port Miami is 16 miles away. Hialeah’s over 344,690 residents make it the second-largest city in Miami-Dade County and sixth-largest municipality in Florida.
Modern logistics space is in short supply across the Miami area. Although the market’s under-construction pipeline includes 4.1 million square feet, properties built between 2015 and 2023 are about 96% leased. Across the overall industrial market, Miami’s 5.2% vacancy rate remains below the national 6.9% average, according to a CoStar report.
Midpoint Logistics Center was completed this year and offers tenants a 120-foot truck court, 32-foot clear heights, 74 dock-high doors, two drive-in doors and on-site parking. The developer, Dalfen Industrial, owns and operates 1.5 million square feet of industrial space across South Florida, according to the company.
