Dalfen Industrial acquired the building from Clarion Partners.

A Dallas-based commercial property investor and developer has purchased a Mesquite industrial building.

Dalfen Industrial acquired the Peachtree Distribution at 510 N Peachtree Rd.

The 396,750-square-foot industrial property is near Interstate 635 and was purchased form Clarion Partners.

The building was constructed in 2001 and is leased to Dal-Tile Corp., Parker-Hannafin Corp. and Bronco Orora.

Dalfen already owns two warehouse buildings in that area.

“This acquisition is squarely within our strategy of focusing on infill in key markets,” company president Sean Dalfen said in a statement. “Dallas-Fort Worth has one of the strongest industrial markets in the nation, and the East Dallas Mesquite submarket is one of the best due to location, workforce and proximity to major highways.”

Dalfen Industrial now owns more than 4 million square feet of industrial buildings in Texas and 24 million square feet nationwide.

Dalfen recently sold the three-building Passport Logistics Center near DFW International Airport to New York-based Brookfield Properties. The 1.2 million-square-foot warehouse and distribution complex was developed by Dalfen.

Dalfen also bought five industrial buildings in Fort Worth and San Antonio in October.
