HVAC Distributor to Open New 95,000-square-foot Facility in Hialeah

The exclusive distributor of Cooper&Hunter heat, ventilation, and air-condition parts and materials in the Western Hemisphere has closed on a lease to occupy a new industrial facility in Hialeah.

ComfortSide, LLC, also known as Cooper&Hunter USA, secured 95,356 square feet of industrial space within Midpoint Logistics at 11250 W. 36th Ave. in Hialeah. The 297,918-square-foot Midpoint Logistics building was completed earlier this year.

ComfortSide is expected to move into at least part of its allotted space sometime this month, according to Cushman & Wakefield. Wayne Ramoski, Skylar Stein, and Ivana Leitner Perez of Cushman & Wakefield represented the landlord, Dalfen Industrial, in the lease negotiations. Comfortside was represented by Cook Commercial Realty.

“We have been searching and previewing 100,000-square-foot facilities for months, we decided that the MidPoint Logistics warehouse and location would best serve our business needs for storage and distribution,” stated Yanni Gordo, vice president of operations at ComfortSide LLC, in a Cushman & Wakefield release.

ComfortSide LLC did not return inquires for comment.

Founded by CEO Marat Terchiyev, ComfortSide LLC’s headquarters is currently in a 23-year-old, 26,000-square-foot warehouse in Doral at 3550 N.W. 113th Court. ComfortSide paid $4.15 million for the warehouse in 2017. It is across the street from a 26-year-old, 20,000-square-foot warehouse acquired by Cooper & Hunter International Corporation, also led by Terchiyev, for $3.4 million in 2020.

According to its website, Cooper&Hunter’s products are exported to more than 50 countries and regions across the world. Cooper&Hunter has a long-term strategic partnership with Zhuhai Vino Environmental Technology Co. Ltd. in China. Its head office in Europe is located in Kyiv, Ukraine.

Dallas-based Dalfen Industrial paid $26.4 million for the approximate 16-acre site in December 2021. The developer offers custom tenant buildouts and a secured drive-thru court with rear loading. Its next door to Countyline Corporate Park.

South Florida’s industrial market took off during the pandemic as more companies and high-income households moved to the region, creating greater demand for warehouse space. There’s been fewer lease deals in the past year since then, though newer warehouse product is still in demand.
