Transwestern Real Estate Services (TRS) announces two new, long-term lease deals at I-94 Distribution Center, 22000 Industrial Blvd., Rogers, Minn. The two deals total 116,042 square feet of warehouse space and 66,179 square feet of outdoor space, bringing the 297,756-square-foot distribution center to full occupancy. Property owner Dalfen Industrial is represented by TRS Industrial Services brokers Nate Erickson and Alex Baron.
ABC Supply Co., Inc., the largest wholesale distributor of roofing and other select exterior and interior building products in North America, signed a lease for 49,954 square feet inside the building and 66,179 square feet, or approximately 1.5 acres, of secure outdoor space. UPAC2, a food packaging company, will occupy 66,088 square feet of space within the property.
“The Northwest suburban property is a stellar location for both ABC Supply and UPAC2 thanks to its great visibility and access to Highway 101 and Interstate 94,” said Erickson. “Both transactions posed challenges due to the additional power required as well as supply chain constraints with switchgear and transformers. Dalfen Industrial and our project partners all came together for a great team effort to get these leases completed.”

The previous tenant exited I-94 Distribution Center in March 2024, and both ABC Supply and UPAC2 plan to move into their spaces in early 2025. In addition to ongoing power upgrades ahead of the new tenants’ move-in date, the building was also painted in 2024.
